Location

St Croix Falls, Wisconsin is located about 40 minutes northeast of the Minneapolis/St Paul metro area. The Polk County city is on the Minnesota border in northwestern Wisconsin. US Highway 8 is an east/west transportation axis running through St Croix Falls extending from Interstate 35 in Minnesota to eastern Wisconsin. 

Like many older cities that grew up around a main street, St Croix Falls has a downtown area. Growth and expansion however, has happened primarily eastward up the hill along the US Highway 8 corridor. The SCVGC property is located along the south side of US Highway 8 at 220th Street (Golf Course Road), just across the river from Taylor's Falls. The 220th Street intersection is a full turn intersection with stop signs at the north and south entrances to US Highway 8.

Area businesses include a hotel, restaurants, gas station, Walmart, banking and markets. A little further east is a Menards store, new gas station and the future home of the St Croix Valley Regional Medical Center. A bridge connects Wisconsin to Minnesota via US Highway 8 at the St Croix River. Because of the connection to Minnesota bringing shoppers, workers, vacationers and others the traffic volume at the SCVGC site is about 16,000 vehicles per day.

Market

Polk County, Wisconsin, St Croix Falls and Chisago County across the river are projected to experience growth in population and business over the next 10 years. The West Central Wisconsin Planning Commission prepared a “Housing Data Report” for Polk County, Wisconsin (2020) which identified population, demographics and housing needs over the next 10 years.

Housing needs include senior housing (both assisted and memory care) as well as senior independent living. This housing need is best provided for near regional medical facilities like in St Croix Falls. Market rate apartments and work force housing are also identified as a need. To a lesser extent, single family residential always has a market need.

In addition to residential housing needs, future growth will include affordable grocery options, highway commercial (gas station, fast food, etc), lodging, restaurants, professional services buildings, retail and business/institutional/medical campus. The area for growth (given the lack of land in the downtown area) would be along the US Highway 8 corridor. The SCVGC provides the perfect opportunity for both residential and commercial development.
